Developers will start declaring bankruptcy

Problems in the construction industry could affect the operation of property developers. For flat buyers, this means increases. Rising housing prices may be a consequence of what is currently happening in the construction sector.

Most companies operating in this area of the economy are struggling with liquidity. Lack of employees, more expensive construction materials and debts are the most common problems leading to bankruptcy. Increasingly, it can be seen that property developers also cannot cope with the difficulties and cannot fulfil contracts concluded, for example, two years ago. This results in bankruptcy declarations, which is felt most acutely by buyers of flats, as Maciej Roch Pietrzak, Vice President of PMR Restructuring, discusses.

Figures from the first half of this year compiled by Coface show that the number of cases in which a developer declares itself insolvent has increased by 18 per cent and that payment flow times are up to a month longer than last year. Thus, delays in settling bills already amount to approx. 116 days.

Jak podkreśla ekspert, sytuacja jest najbardziej niebezpieczna dla małych firm, którym trudniej jest się zabezpieczyć przed takimi komplikacjami, a przede wszystkim je przewidzieć. Tymczasem podjęcie stosownych działań w odpowiednim czasie jest kluczowe dla zachowania bezpieczeństwa. W niektórych przypadkach bowiem poddanie się np. pod sądowy nadzór może być jedynym rozwiązaniem pozwalającym na dalsze prowadzenie działalności i ochronę przed wieloletnim zadłużeniem.
